Queen’s Gate Waters is a landmark mixed-use development that will transform the former Queen’s Hotel and Cinema site into a vibrant new neighbourhood at the southern gateway to Gibraltar. Comprising 224 residential units; including studios, a range of family apartments, penthouses, and senior living. Set above 2,500m² of retail and commercial space, the scheme is designed as a catalyst for regeneration, reconnecting the area with the vitality it once held as a cultural and social hub.
The architecture reinterprets Gibraltar’s vernacular through a contemporary lens: elegant arched colonnades, generous balconies with integrated greenery, and landscaped podium and rooftop terraces create a refined yet welcoming environment. A new public realm strategy introduces wider pedestrian routes, water features, and active frontages along Boyd Street and Rosia Road, linking Town, Grand Parade, the Alameda Gardens, and the Upper Rock.
Central to the design vision is sustainable urban living. The development integrates extensive green roofs, vertical gardens, EV charging, e-bike facilities, PVs and rain/greywater harvesting, aiming for NZEB standards. By prioritising walkability, cycling, and public transport connections, Queen’s Gate Waters embodies the principles of a 15-minute city, offering residents and visitors a place where culture, leisure, and modern living converge.
